30-Hr. TX Real Estate Finance Course
This 30-hr course covers real estate finance in Texas. The course helps prepare you for the Texas licensing exam, as well as provides the foundation knowledge necessary to be a successful real estate Sales Agent.
To apply for a Texas Real Estate Sales Agent’s license, you need to complete six courses (180 credit hours): Principles of Real Estate I (30 hours), Principles of Real Estate II (30 hours), Law of Agency (30 hours), Law of Contracts (30 hours), Promulgated Contracts and Forms (30 hours), and Real Estate Finance (30 hours). This course covers the 30 hours of content required in the Real Estate Finance courses, as stipulated by the Texas Real Estate Commission (TREC).
The course covers monetary systems, primary and secondary money markets, sources of mortgage loans, federal government programs, loan applications, processes, and procedures, closing costs, alternative financial instruments, equal credit opportunity laws, community reinvestment laws, and state housing agencies.

Texas State Requirement Details for Real Estate Broker Pre-Licensing Education
Hours Required by the State: 270 classroom hours of qualifying real estate courses, including the following mandatory courses:
- Principles of Real Estate I (30 classroom hours)
- Principles of Real Estate II (30 classroom hours)
- Law of Agency (30 classroom hours)
- Law of Contracts (30 classroom hours)
- Promulgated Contracts Forms (30 classroom hours)
- Real Estate Finance (30 classroom hours)
- Real Estate Brokerage* (30 classroom hours)
Additional Courses Required to Meet the 270 Required Hours:
- Real Estate Appraisal (30 classroom hours)
- Real Estate Investment (30 classroom hours)
*The Real Estate Brokerage course must be completed within two years before the application date.
An additional 630 classroom hours in related qualifying courses acceptable to the Commission or approved Continuing Education (CE) courses. A bachelor's degree or higher from an accredited college or university satisfies all of the related education requirements for a broker license. A copy of the college transcript awarding the degree must be submitted as evidence of completion of the degree.
